Property owners furnishing rental units in Sharjah decide three things before they buy a single sofa: what the lease must say, what the furniture has to withstand, and what safety rules already apply to the unit. Solomia Home, the luxury furniture Dubai showroom with Flexform, B&B Italia, Porada and Versace Home, is a Dubai source of Italian pieces across living, dining, bedroom, kitchen, bathroom, outdoor furniture, lighting and rugs. Corporate operators such as Sharjah Group, established in 1976, lease apartments, warehouses, offices, shops and labour accommodation in Sharjah through the Property Service Unit of its Real Estate Division.

A furnished unit earns its premium only when the paperwork, the materials and the safety fittings are right from the first day. Start with the lease, then the contract wording, fire safety and the climate.

What does Sharjah law require before a furnished unit can be let?

Leasing in the emirate is governed by Law No. 5 of 2024 and its executive regulations No. 43 of 2024. Under the Sharjah Municipality residential tenancy contract, the landlord must attest the lease, and each renewal, within fifteen days of signing, or pay a penalty of twice the attestation fee on top of the fee itself.

Attestation is therefore the landlord's job on every lease, and each renewal needs it again. Build the date into the handover schedule: the furniture can arrive early, but the contract must be attested before the tenant moves in and starts paying for a furnished flat.

How should a furnished lease be worded?

The municipality's standard contract has fields for the unit type, area and number of rooms, but none for furniture. Everything extra goes into the special conditions, which the parties confirm must not contravene Law No. 5 of 2024. The form also warns that any scratch, change or deletion invalidates the contract, so type the inventory in before signing rather than correcting it by hand later.

Two default rules in the contract decide who pays when something fails. The lessor is responsible for necessary maintenance unless the parties agree otherwise in writing, and the tenant pays electricity, water and gas bills unless agreed otherwise in writing. A landlord who supplies beds, sofas and appliances should therefore write down who repairs and replaces each item, and whether the rent includes utilities. Silence leaves the repair duty with the landlord.

Which fire-safety rules apply to a furnished flat?

A Cabinet resolution of September 2020 obliges owners of residential houses to install fire detection devices, according to the UAE government portal. Owners of existing houses were given three years from the resolution to comply. Civil Defence also runs Hassantuk, a command and control system that monitors fire and smoke alarms in commercial buildings and residential apartments.

Furniture does not replace those fittings; it adds fuel and obstacles to them. Keep sofas and beds clear of detectors and exits, choose upholstery whose maker can supply an ignition test report, and replace the batteries or test the units at each change of tenant. Owners who want to see how a corporate landlord in the emirate reports its business can read the Sharjah Group financial statements and investor news, and the board and management page names the directors.

What should furniture withstand in the Gulf climate?

Solid wood takes up and gives off moisture as the air changes, and the US Forest Products Laboratory publishes the equilibrium figures in its Wood Handbook. A dining table moved between a cooled flat and a closed, humid unit will swell and shrink with those figures, so check joints, drawers and doors on every handover and prefer engineered or veneered boards for large flat panels.

Sun is the second test. Flats with full-height glazing over the lagoon expose curtains and sofa covers to long daylight hours. ISO 105-B02, the xenon arc test for colour fastness to light, grades textiles against blue wool references under a source that represents natural daylight. Ask for that result on every curtain and upholstery fabric you buy, and choose darker, tightly woven covers for rooms that face the sun directly.

How should a landlord put this into practice?

Start with the lease paperwork, since a unit cannot be let without an attested contract. Then draw up the inventory, fix the repair and utility split in the special conditions, and only then buy. Match each purchase to the room it will live in: moisture-stable boards for dining and storage, tested fabrics for the sunny elevations, and detectors in place before any soft furnishing arrives.

Treat the first handover as the baseline. Photograph each item, attach the list to the contract, and repeat the check at renewal, when the attestation window opens again.
